Tech-driven hospitality operator Bob W has announced the signing of a long-term lease for a new property in Athens. The company has partnered with developer-landlord Blend Development to lease the office building at 54 Stadiou Street, with plans to transform it into 130 serviced apartments.
The 4,500-square-meter building will be converted into modern, design-focused serviced apartments that combine technology with a strong emphasis on local guest experiences. This move is part of Bob W’s ongoing strategy to repurpose office buildings into stylish and efficient accommodations.
The new property will offer guests a range of digital services, including a virtual front desk and customer service support. Through Bob W’s app, guests can easily adjust their check-in and check-out times based on live availability. The app also connects visitors to local recommendations and tips through a chat-based system, enhancing the overall experience.
Bob W’s platform, referred to as the ‘marketplace,’ offers access to nearby breakfast spots, gyms, and other facilities, promoting a truly local experience for guests.
This new property marks Bob W’s third location in Athens, following the successful launches of Bob W Akadimia and Bob W Eolou. The company’s expansion in Europe now includes 5,000 units across the continent.
Renovations at 54 Stadiou Street are already underway, with the property set to open this winter. The building will feature energy-efficient upgrades, such as modern insulation, energy-saving lighting, and water-efficient systems, all powered by 100% renewable electricity.
The announcement follows the release of Bob W’s latest sustainability report, which includes the launch of the Lodging Emissions & Guest-night Impact Tracker (LEGIT). This new carbon measurement tool, developed with environmental consultancy Furthr, gives both operators and guests detailed metrics on the environmental impact of each room type.
Niko Karstikko, co-founder and CEO of Bob W, expressed excitement about the company’s growth, saying, “We’re leading the way in meeting the growing demand for a smarter, more sustainable alternative to traditional hospitality. Our commitment to repurposing urban spaces into high-quality accommodations reflects the character of the neighborhood, while setting new standards for modern hospitality.”
Bob W’s approach to repurposing office buildings is part of its sustainability efforts. By converting existing buildings instead of constructing new ones, the company reduces CO₂ emissions by 50-75%.
Karstikko added, “We believe in Athens—and Greece— as a key part of our Mediterranean strategy. This is just the beginning, and we plan to expand further across the country in the years ahead.”
The company is actively seeking additional lease and management agreements across Europe to grow its portfolio, and it remains open to discussions with landlords and agents.
